Should MoDOT approve the development of the new intersection at 22nd Street, the proposed development area surrounding this area might resemble the image to the left. This area would provide green spaces along the highway that would include wind turbines that would be anticipated to contribute to generating electricity to power street light and traffic signals.

This area, like the Interstate 70 / MRB interchange would include commercial, residential and green elements. With newly established infrastructure, this development area has been anticipated the yield the following development numbers:

Office: 1,650,000 gsf
Retail: 139,000 gsf
Residential: 457 units
